Custodial Housing Manager



The Custodial Housing Manager is responsible for supervising and managing comprehensive custodial operations for residential and administrative buildings at the University of Pittsburgh. Responsible and accountable for the day to day operational and administrative activities of the custodial housing services under scope of responsibility. Provides guidance, training and evaluates work performance of housing supervisors who supervises 20+ union custodians, that supports the delivery of services to the residential buildings. Takes an active part in the service implementation of student arrivals/departures, conferences, events when deemed appropriate collaborate and coordinates essential support for special events, and/or other applicable functions or occasions, emergencies, and provides ground coordination in emergency and weather related incidents. Accountable for evaluating, training, coaching, mentoring and technical expertise of housing supervisors. Ensures productivity of custodians under scope of supervisors with broad discretion on evaluating work areas for effectiveness and efficiency. Engage in frequent communication, coaching, counseling, redirection, and correction to ensure achievement of expected performance levels. Establish, monitor, and maintain viable inspection, corrective action, and follow-up programs. Provide excellent customer service and follow-through. Confer with Custodial Services Manager and Senior Manager regularly. Responsible for employee relations, including administering progressive discipline as needed, in accordance with defined by the collective Bargaining Agreement, to assigned staff; Refers further disciplinary action to the Custodial Services Manager and Senior Manager of Custodial Services. Proactively works with employee/labor relations including the grievance procedure and FM policy enforcement to diffuse potential conflict before it begins. Perform and oversee administrative tasks required to maintain accurate and timely records such as for labor entry, timekeeping, work scheduling, etc. Prepare and proofread correspondence. Ensure accuracy of all materials and documents for which responsible. Completes administrative duties in a timely and accurate manner to ensure service and compliance (annual performance reviews, timecards, ordering supplies, etc…) Document, reviews, assigns, and manages work within TMA system in accordance with department processes.Regularly inspect all assigned facilities and completes reports in support of our department’s quality assurance and control program. Manages and maintains a high level of quality regarding all custodial services that the department provides. Provides on-going training and development of supervisors and custodial staff. Assist supervisors to schedule formal custodial training for custodians including newly hired custodians. Work closely with Custodial Services Manager for compliance. Works closely with building facility manager regarding maintenance issue and reports items needing repair with emphasis on lighting, dispensers, and other related items associated with custodial services functional work. Proactively interact with University of Pittsburgh staff at all levels who work in the buildings, to solicit their feedback regarding the quality of services we provide. Including cooperating with other members of the Facilities Management team.


Job Summary

Manages the day-to-day operations and administrative activities of the custodial program. Monitors all custodial service and vendor contracts and verifies invoices. Evaluates, purchases, and repairs equipment to ensure safety.


Essential Functions

Must have a valid PA driver’s license. Must be mobile enough to travel to all assigned facilities on campus. Good oral and written communication. Ability to communicate effectively with a positive attitude. Excellent listening skills and customer responsiveness are essential. Read, understand and interpret detailed operating instructions, repair manuals, diagrams, and safety labels. Experience in inventory and budgeting preferred. Proficiency with a personal computer with an emphasis on spreadsheets and word documents. Knowledge of custodial equipment and supplies, Knowledge and experience with floor care and equipment preferred.Associate Degree in Business or related field from an accredited college or university. Bachelor degree preferred. Other combinations of education and work experience may be considered if relevant.
